Liberty Hyde Bailey, founding dean of the Cornell University College of Agriculture and a Phi Delta Theta, acquired the land from Franklin Cornell in 1893, and soon thereafter conveyed it to the New York-Alpha chapter of Phi Delta Theta Fraternity.
The team of Clinton L. Vivian and Arthur N. Gibb designed a new purpose-built house for them in the Arts & Crafts style, with construction let to Stephen M. Oltz. The chapter occupied its "commodious new house" in 1896, and built a kitchen and dining room to the southeast in 1902. The property was sold to the Omicron chapter of Lambda Chi Alpha in 1920, who took possession the following year.
